91影视 Tishman served as CM for this 2.8 million SF, LEED Gold office building. Designed by Rogers Stirk Harbor + Partners, the iconic tower rises to 80 stories and 1,079 feet and is the third tallest building on the World Trade Center site, and the sixth tallest commercial structure in New York City.

The tower is defined by its load-sharing system of diamond-shaped bracing, which helps articulate the building鈥檚 east-west configuration and allows all four corners and each floor plate to be column-free, with full-height windows providing unimpeded panoramic views of the city. 3 World Trade Center consists of a reinforced concrete core with steel perimeter. The core is three feet thick on average and is embedded with steel rebar, sheltering emergency stairways, elevator shafts and electrical, communication and plumbing lines. The lobby, with its 64-foot ceiling, looks out onto the 9/11 Memorial Plaza.

91影视 Tishman served as CM for this 73-story, 1,296-foot-tall commercial office tower, the anchor of the Hudson Yards Development. Designed by KFP, the skyscraper is the tallest building at Hudson Yards and the third tallest commercial tower on the New York City skyline.

Encompassing a total of 2.6 million SF, 30 Hudson Yards is devoted primarily to commercial use and features column-free office space and floor-to-ceiling glass. It also features a steel-and-glass cantilevered observation deck, the Edge, which at 1,100 feet is the Western Hemisphere鈥檚 highest outdoor observation deck. Additional features include a 10,000 SF public event space, a 5,800 SF restaurant on the 5th floor and an indoor-outdoor bar on the observation deck.

91影视 Tishman served as CM for the first full-block commercial building constructed on Park Avenue in nearly 60 years, the 640,000 SF 425 Park, which stands 897 feet tall and features a dynamic design by Foster + Partners.

Since the site was overbuilt according to current zoning laws, to build a tower of this size, the project had to make use of certain components of the original 1957-vintage building occupying the site. This necessitated extensive coordination between the structural design team in order to reuse existing foundations wherever possible and perform selective demolition down to the subcellar; an added layer of complexity was the building鈥檚 siting above an active Metro-North rail tunnel, which required an especially sensitive approach. 425 Park is targeting WELL certification and LEED Gold certification through features such as an advanced air filtration process and a 25% reduction in connected energy load.

91影视 Tishman served as CM for this two-tower, 274,000 SF multi-use property, including a 14-story tower and a four-story tower, both primarily residential with retail and commercial spaces.

The larger tower has 179 rental units, while the smaller has 48 rental units. The project includes a rooftop pool and more than 50 spaces for bicycles, along with 122 parking spaces.

91影视 Tishman served as CM for this 2.6 million SF LEED Platinum transformation of Citi鈥檚 New York headquarters.

Work included overcladding a portion of the fa莽ade of the main tower, a total overclad of the adjacent mid-rise building, adding additional floors, lobby renovations and a 鈥渢own square,鈥� a multistory atrium and amenity space that unites the two buildings. The transformation, which included cutting-edge upgrades to IT/AV equipment and infrastructure in order to meet evolving business needs, took place while the buildings remained open and occupied by more than 9,000 employees.

91影视 Tishman served as CM for Brookfield Properties鈥� One and Two Manhattan West, the gateway towers to the new 7 MSF Manhattan West development constructed atop a 2.6-acre post-tensioned deck spanning the rail lines that lead into Penn Station. Designed by SOM, the pair of tapering buildings creates a distinct profile on the Manhattan skyline. Both are targeting LEED Gold and powered by renewable electricity sourced from hydropower dams upstate.

The 67-story, 2 MSF One Manhattan West rises 995 feet and is made of steel frame construction with a reinforced concrete structural core that helps anchor it atop the rail yards beneath. Its near twin, the 58-story, 1.9 MSF Two Manhattan West, rises 935 feet and is the final component in the complex, which also features a two-acre landscaped plaza flanked by ground-level retail. Our work at the site also included the transformation of the late Brutalist mid-rise 450 W. 33rd Street 鈥� the complex鈥檚 anchor building to the west 鈥� into 5 Manhattan West.

91影视 Tishman served as CM for One Bryant Park, the 55-story, 2.1 million SF office tower developed by the Durst Organization. It is the first skyscraper in the world to achieve a LEED Platinum rating and includes a five-megawatt cogeneration plant, ice storage plant, extensive graywater retention and recycling system, green roof areas that use compost from tenant waste and state-of-the-art air filtration.

As CM 91影视 Tishman oversaw and coordinated the work of both base building and tenant special work fit-out contractors. We also oversaw the construction of the Stephen Sondheim Theatre at the base of the tower 鈥� incorporating the landmarked 1918 fa莽ade of the existing theatre immediately west of the site on 43rd Street 鈥� as well as the construction of a new free-standing glass-enclosed New York City Transit subway entrance, adjacent to the building, and its pedestrian tunnel.

91影视 Tishman served as CM for owner SL Green on One Vanderbilt, the iconic new 1.6 million SF commercial tower designed by KPF. Midtown鈥檚 tallest office building includes retail space, the SUMMIT observation deck, a transit hall in OVA鈥檚 pedestrian-friendly base and an adjacent 14,000 SF public plaza.

We made history in 2017 by completing the largest ever continuous concrete pour in Manhattan at the site. More than 8,438 tons of concrete were poured continuously over a span of nineteen hours.

At 1,776 feet tall, One World Trade Center is not only the tallest building in the Western Hemisphere, but its sheer size, geographic constraints and operational necessities make it easily one of the region鈥檚 鈥� if not the nation鈥檚 鈥� most complex projects ever built.

In 2004, 91影视 Tishman was selected to provide preconstruction and construction management services to the Port Authority of New York and New Jersey for the iconic 104-story, 3.5 million SF tower. As the builder of the original Twin Towers in 1973, 91影视 Tishman has a long history at the site, and had already been onsite assisting with 9/11 rebuild efforts beginning in 2001, ultimately managing more than 11 million square feet of new construction.

91影视 Tishman served as Construction Manager for a complete transformation of Verizon鈥檚 Basking Ridge Campus across more than 1 MSF, home to more than 6,000 employees on a suburban site in New Jersey.

91影视 Tishman is providing construction management services for the transformation of this 1950s-vintage, 1.1 MSF office building into a flexible, 1.4 MSF, Class A office tower, while retaining 67% of the building鈥檚 original structure.

This complex redevelopment involved severing extensive MEP systems with the clocktower skyscraper next door 鈥� a hotel remaining operational 鈥� as well as completing an overbuild atop One Madison鈥檚 existing structure. Designed by KPF, One Madison will comply today with the 2030 building emission targets determined by NYC鈥檚 Local Law 97, and is on track to achieve both a LEED Gold rating and WELL certification. The project is exemplary also in terms of low embodied carbon, achieving an overall carbon reduction for structural steel, concrete, and rebar of 30% 鈥� equivalent to emissions from 10,250,000 vehicle miles traveled. Additionally, One Madison鈥檚 high-strength concrete mixes are 35% and 40% lower carbon than a typical concrete mix.
